The Rawdat Al Reef FAB Masterplan is a visionary mixed-use development spanning 1.9 million sqm in Abu Dhabi, with a total GFA of 735,007sqm, designed around the principles of a 15-minute city. The masterplan introduces a balanced community of 1,092 villas and 1,031 townhouses, supported by community retail, schools, mosques, healthcare, and civic facilities. ​ With an emphasis on walkability, safety, and sustainability, the design reinterprets the traditional fareej system, creating a network of plazas, courtyards, and green corridors that encourage social interaction and cultural diversity. Featuring over 17% dedicated green space, shaded pedestrian pathways, and integrated cycling tracks, the project prioritises active lifestyles and well-being. By blending local architectural inspiration with modern smart community concepts, Rawdat Al Reef FAB sets a new benchmark for self-sufficient and sustainable urban living in Abu Dhabi.

15-MINUTE CITY
An urban district that is thoughtfully planned to embody the concept of the "15-minute city", ensuring that essential uses and amenities are conveniently situated within a short distance from residents' homes. By intelligently placing these functions, the design prioritises shorter journeys for everyday trips, promoting convenience and optimising the efficiency of daily routines within the community. ​ The concept involves compact mixed-used developments, with essential amenities like retail, office, leisure, hospitality, civic, religious, and service buildings located in closed proximity. ​However, this approach extends beyond mere convenience, as it emphasises the importance of outdoor spaces since shorter travel-times means very little time spent outdoors. ​In addition to practicality, people require public spaces where they can engage in activities, socialise, connect with nature, and enhance their overall well-being.
